What an annual cleaning-staff contract should cover
An annual cleaning-staff contract should say who is supplied, where and when they work, what they do, what is in the price and how it is invoiced. If something matters to you and it is not written in the contract, treat it as not covered.

Use this list when you read a draft contract, or when you compare quotes from two or three suppliers. Each point is something a buyer can check on paper before signing.
The checklist
- The staff: the number of cleaners, how many are men and how many are women, and that they work full time.
- The hours: hours per day, days per week, and the times the cleaners start and finish.
- The scope of work: each area of the site, the tasks in it and how often each task is done.
- Materials and equipment: who supplies them. If the supplier does, list what is included. If you buy your own, the contract should say so.
- Uniform: whether the staff come in uniform.
- Absence: what happens when a cleaner is absent, and who you contact to arrange a replacement.
- Term and invoicing: the start date, the length of the contract, how often you are invoiced and the payment terms.
- Changes during the year: how you add cleaners or change the hours, and how that changes the price.
- Renewal and ending: the notice period and how the contract is renewed.
- Contacts: one named person on your side and one on the supplier's side for day-to-day matters.
Signs a contract needs more work
- The scope of work only says "general cleaning".
- Nobody has written down who supplies the materials.
- Promises were made in a meeting or on the phone but are not in the contract.
- There is no named contact for problems.
- The contract does not state the hours or the days.
- The contract does not say what happens when a cleaner is absent.
None of these mean the supplier is bad. They mean the contract leaves room for two people to remember the same agreement differently, and that is worth fixing before the start date.
If you already have a cleaning contract, read it against the same list before it comes up for renewal. Renewal is the easiest time to add what is missing.
How Salamati handles these points
Salamati supplies full-time cleaning staff, men and women, on annual contracts invoiced monthly, to companies, government entities, buildings and offices across the UAE. Our staff come in uniform. We can also supply the cleaning materials and equipment, and if you prefer to buy your own supplies, we price the staff only. If one of our cleaners is absent, you contact us and we arrange a replacement as soon as we can.
